Meeting and objectives
We talk about your timeline, your next chapter and the net amount you have in mind. Nothing gets signed at that meeting.
Frank Loggia is a real estate broker in Dorval and across the West Island. He doesn’t sell rankings. He sets a realistic value for your property, picks the right moment to bring it to market, and positions it to maximize the financial outcome of the sale.
The real question isn’t who tops a list. It’s who will take the time to understand your transition and build the strategy that protects the equity you spent years building.
How to compare
The "best" one depends on your home, your timeline and what comes after the sale. These five criteria let you compare any broker before you sign anything.
Before a first meeting, you can check a real estate broker's licence in the OACIQ public register.
They bring comparable sales, explain every adjustment, and draw a clear line between the municipal assessment and market value.
Photos, launch timing, channels, target buyer: every choice should come with a reason the broker can say out loud.
Conditions, occupancy date, inclusions, the strength of the buyer's financing: the net outcome matters more than the headline figure.
You know who visited, what the feedback said, what gets adjusted and when. Without sending a reminder.
Brokerage contract, mandatory forms, FARCIQ, FICI: ask what each one is for, and have the commitments spelled out.

Who you work with
Comparables, time on market and price adjustments get analyzed before any number is put on your home.
An offer is more than a price: conditions, occupancy dates and inspections weigh just as much on the final result.
Selling the house that raised a family is a personal decision before it is a transaction. The timeline stays yours.

I compare recent sales, adjust for the real differences between properties and explain the gap with the municipal assessment.
The work worth doing, the photos, the copy, the launch and showing schedule. The property goes live ready on day one.
We negotiate price and conditions, then I coordinate the inspection, the documents and the notary appointment.
How long a sale takes depends on the asking price, the condition of the property and the market the day it goes live. We set expectations before the launch, not after.
Talk through your timelineNo invented figures on this page. Here are the costs to plan for on each side of a sale, plus two tools to run your own numbers.
It is agreed before the property goes live and written into the brokerage contract. You know exactly what you pay, and what it covers.
If yours is outdated or the property has changed, a land surveyor must issue a new one. We check this at our first meeting.
The deed of sale is signed before a notary. Who pays what, and the discharge of your mortgage if there is one, are confirmed with the notary on file.
Small repairs, decluttering, sometimes staging the main rooms. We decide together what is worth spending on and what is not.
Movers, storage, carrying costs if the closing date doesn't line up with your next home. This gets planned, not improvised.
A notary receives the deed of purchase. Ask for a detailed estimate as soon as your offer is accepted.
The transfer duty is billed by the municipality after closing. The calculator below gives you an order of magnitude to set aside.
An independent building inspector, paid by you, before the condition is lifted. It is the best-spent money in the whole file.
Home insurance must be in force on closing day, and title insurance is sometimes required on the file. Your lender will confirm its own requirements.
Movers, hook-ups, the first small jobs. Keep a cushion beyond the down payment: the first weeks always cost more than expected.
Test different prices and down payments before you shop for financing.
An order of magnitude for the transfer duty to expect after closing.
These lists are for planning, not a substitute for professional advice. The amounts that apply to your file are confirmed with your notary, your lender and your municipality.

Very recommended!!! I’m really grateful to Frank for helping me find my apartment. From the very beginning he was honest, always available, responsive, and genuinely helpful. One thing I really appreciate is how much he helped me even though I was abroad on vacation. Despite the distance and time differences, I felt that I could count on him. He was honest, reliable, and never made me feel pressured into anything. Frank also paid attention to all the little details, which made the whole process so much easier and less stressful. You can really tell that he cares about his clients and wants to make sure everything goes smoothly. Overall, I’m very happy with the experience and would definitely recommend Frank to anyone looking for a trustworthy RE agent, who is also responsive and genuinely caring! He really went above and beyond to help me, and I truly appreciate it!!!
Frank a été d'une aide extraodinaire pour acheter un condo sur la rive Sud. Il a même trouvé des locataires. Il a fait des recherches approfondies dès le début et c'est payant. Merci pour tout, Frank!
Highly Recommended, Passionate, and Thorough Agent! Working with Frank was an absolute pleasure, and I cannot recommend him highly enough. From our very first interaction, his passion for real estate was immediately obvious. He didn't just show us properties; he dove deep into the math behind valuations and provided insightful, detailed comparables that gave us true confidence in our decisions. What really set Frank apart was his responsiveness. Having an agent who replies to texts, calls, and emails almost immediately is invaluable. We always felt like we were his top priority. Beyond just being available, his advice was excellent. He consistently flagged key considerations for each property and helped us think through the long-term implications of our choices. He is incredibly thorough. On top of all this, Frank is just a genuinely friendly and wonderful person to work with.

I contacted Frank on the strong recommendation of a trusted family member. Frank’s courteousness, professionalism and trustworthiness were readily apparent during our initial conversation and subsequently thereafter. I advised Frank that we were hoping for a quick sale at a fair price and he came through with flying colours. He had the condo listed within one week and several offers came in soon afterwards, with the unit ultimately selling over asking. This being a condo, several documents were required for the close and Frank’s guidance in helping obtain these quickly and efficiently was priceless. I have worked with several excellent Realtors over the years but Frank is a standout for his rare combination of professionalism, market knowledge, negotiation skills, trustworthiness, exceptional integrity and outstanding level of customer service. I have recommended him to friends and family and would definitely hire him again in a heartbeat.
The ones that come up at almost every first meeting, in Dorval and across the West Island. The answers stay general — your situation deserves a real conversation.
I prepare a free, no-obligation evaluation: recent sales in your neighbourhood, the actual features of your home and current market conditions. Then I walk you through the reasoning behind the number, not just the number.
Request an evaluationTiming depends on the market, the asking price and the condition of the property. On average, a well-prepared and properly priced home sells within 30 to 90 days. My job is to work that timeline from day one rather than wait it out.
On top of the purchase price, plan for notary fees, the welcome tax, the inspection, title insurance and moving costs. I give you a detailed estimate of each item before you submit a promise to purchase.
See the calculatorsMeet two or three. Ask for the pricing strategy, the marketing plan, how often you'll hear from them and what the compensation covers. Nothing binds you until a brokerage contract is signed.
Every real estate broker's licence can be checked in the OACIQ register.
It depends on your equity, your financial room and how much uncertainty you're willing to carry. Selling first clarifies the budget; buying first secures the next home. We map both scenarios against your numbers and your calendar before deciding.
